Role Overview
The Transaction Manager is a client-facing role embedded within JLL's APAC Transaction Management practice. You will manage and coordinate real estate transactions — primarily office leasing — across multiple markets on behalf of large corporate occupier clients. Operating across a complex, multi-jurisdictional environment, you will serve as the single point of coordination between clients, local market brokers, lease administration teams, and internal JLL service lines.
This role is well suited to someone who thrives on orchestrating multiple workstreams simultaneously, has genuine curiosity about market dynamics across APAC, and can communicate confidently with senior client stakeholders.
Key Responsibilities
Transaction Execution & Portfolio Management
Essential
In the first 90 days, you will have mapped the client's active deal pipeline, established working relationships with local market leads across the region, and commenced ownership of at least one live transaction.
At 6 months, you are the client's trusted point of coordination for APAC real estate activity: deals are progressing on schedule, critical dates are under control, and the client is receiving proactive market insight — not just reactive transaction support.
At 12 months, you are contributing to portfolio strategy conversations, identifying new revenue opportunities within the account, and operating as a genuine peer to the client's internal real estate team.

We manage in excess of 100 million sq ft of occupier transactions annually on behalf of global corporate clients spanning financial services, technology, professional services, FMCG, and life sciences.

Role Overview

Key Responsibilities
Transaction Execution & Portfolio Management
- Manage end-to-end lease transactions across APAC markets, including new leases, renewals, lease restructures, subleases, and disposals
- Track and actively manage all critical dates — lease expiries, break options, rent reviews, and option exercise deadlines — across the client portfolio
- Coordinate with JLL local market brokers and co-brokers across Greater China, Japan/Korea, SEA, ANZ, and India to execute transactions to client standard
- Prepare and present deal comparisons, financial analysis, and recommendation papers to client decision-makers
- Negotiate heads of terms and work with legal teams through to lease execution, ensuring client-approved deal parameters are reflected in final documentation
- Serve as the day-to-day client point of contact for all transaction-related queries across the portfolio
- Attend regular client governance calls and stakeholder meetings, providing market updates, pipeline summaries, and deal status reports
- Proactively identify and flag emerging portfolio risks and opportunities — including uncommitted space, expiring leases, and changing occupancy requirements — before they become critical
- Build trusted relationships with client real estate, legal, finance, and facilities teams across multiple geographies
- Maintain accurate transaction pipeline data in JLL's transaction management platform (e.g. Tango, CoStar, or client-proprietary systems)
- Prepare reporting covering deal status, savings delivered, market benchmarks, and critical date forecasts
- Ensure all deals are approved through the client's internal governance process (CRE approvals, board presentations where required) before authority is granted
- Support regional and global reporting requirements, including consolidation of APAC data into client's global real estate dashboard
- Contribute to portfolio strategy work including scenario modelling for lease restructure, consolidation, hub-and-spoke network optimisation, and market entry/exit
- Provide market intelligence across key APAC office markets, leveraging JLL Research and local broker networks
- Support preparation of client business cases, benchmarking reports, and real estate strategy presentations
- Identify opportunities to extend JLL's scope of services on the account, including introduction of Project & Development Services, Workplace, or Lease Administration
Essential
- Minimum 2–5 years of experience in commercial real estate transaction management, tenant representation, or corporate real estate within an APAC context
- Demonstrable experience managing multiple lease transactions; multi-market transaction experience is a plus
- Strong financial literacy — ability to model lease economics, understand net effective rent, incentive structures, and total occupancy cost
- Excellent written and verbal communication skills, with confidence presenting to senior client stakeholders
- Proficiency with Excel for financial modelling and data management; familiarity with transaction management or CRM platforms
- Degree in Real Estate, Property, Business, Finance, Law or equivalent
- Experience on a corporate outsourced account (IFM, WD, or portfolio advisory) — understanding of account governance, client reporting cycles, and service scope management
- Exposure to at least one of: Greater China, Japan, India, or Southeast Asian markets
- Working knowledge of lease structures prevalent across APAC (e.g. gross vs net leases, HK landlord-friendly market norms, Indian stamp duty, Cambodia/Vietnam emerging market nuances)
- Licensed real estate salesperson or equivalent certification in one or more APAC jurisdictions
- Mandarin, Japanese, or another APAC language is an advantage, but not required
