Your Mission
Development Planning
- Formulate overall development strategies, phasing plans, and land use distribution for industrial estates or parks.
- Coordinate master planning exercises with consultants and internal departments.
- Evaluate site potential, accessibility, and infrastructure requirements to align with corporate and strategic objectives.
- Ensure development concepts reflect market demand, national policy directions, and long-term industrial positioning.
Feasibility and Financial Analysis
- Conduct and review feasibility studies covering market demand, cost estimation, revenue projection, IRR, and NPV.
- Review and analyse feasibility and market studies prepared by JV partners or external consultants to assess underlying assumptions, cost structures, and projected returns.
- Provide recommendations to management on the financial soundness and strategic justification of proposed industrial developments.
- Coordinate with Finance, Valuation, and Strategy teams to establish development models, funding structures, and phasing scenarios.
Regulatory and Policy Alignment
- Interpret and apply planning guidelines, zoning requirements, and industrial policy frameworks (e.g., NIMP 2030, NETR, NSS, State Structure Plans).
- Engage with planning authorities, state economic development corporations, and local councils for land conversion, master plan endorsement, and compliance clearances.
- Track and report on policy developments affecting industrial investment, incentives, and land utilization.
- Planning team will provide support to ensure all data are aligned.
Market Intelligence and Strategy
- Monitor industrial property market trends, investor sentiment, infrastructure developments, and government initiatives.
- Analyse industrial clusters, competitor projects, and potential tenants or anchor industries for positioning strategies.
- Prepare internal advisory reports and strategic briefs for management deliberations, investment committees, and board papers.
Inter-Departmental Coordination
- Collaborate with Land Management, Corporate Strategy, Legal, and Finance units on land monetization, JV structuring, and valuation matters.
- Integrate technical, financial, and policy inputs into internal proposals and approval papers.
- Support periodic management reporting on development progress, JV negotiations, and pre-development milestones.
Joint Venture & Collaboration Management
- Identify, evaluate, and structure JV opportunities with state agencies, statutory bodies, or private developers for industrial projects.
- Participate in negotiation and due diligence processes, ensuring land contribution, equity participation, and financial commitments are balanced and defensible.
- Assess JV proposals from potential partners, focusing on development feasibility, market positioning, and governance implications.
- Review technical and financial documents submitted by partners prior to entering term sheets, shareholder agreements, or definitive JV contracts.
- Coordinate internal review and preparation of papers for management and board approvals on JV formation, ensuring compliance with corporate governance frameworks.
- Support post-JV monitoring during pre-development phase, ensuring that development parameters and feasibility assumptions remain aligned.
Ideal Candidate
- Bachelor’s degree in Civil Engineering is required. Candidates holding a Bachelor’s degree in Land Management, Real Estate, Urban Planning, or other related fields are also encouraged to apply.
- The candidate should have experience in township infrastructure development and planning, preferably with a developer.
- A strong understanding of feasibility studies related to township projects is also required.
- Master’s degree or professional certification (e.g., PMP, RICS, AICP) is preferred.
- Strong knowledge of Project/Construction management
- Minimum of 8-10 years of experience in land management, real estate development, or project management, with at least 3 years in a leadership role.
- Proven track record of managing large-scale land projects, including acquisitions, leasing, and regulatory compliance.
- Experience working with government agencies, legal teams, and community stakeholders.
