PROPERTY DEVELOPMENT HEAD

Job description:-

• Identifying attractive development opportunities;
• Developing a team and assembling development teams including architects, engineering, marketers, agents, builders, etc
• Liaising with lawyers, agents and other professionals to draft contracts, related documentation, etc;
• Project managing the development and overseeing any construction work to make sure it is delivered to deadlines;
• Negotiating and obtaining planning permission and licenses and keeping abreast of general industry developments and building regulations;
• Ensuring that health and safety requirements are adhered to/satisfied.
• Negotiating prices for the purchase and sale of properties and establishing base pries for publicly owned land;
• Assisting in the marketing of the development;
• Interacting with contractors, realtors, engineers, municipal government officials, architects, zoning inspectors, lawyers and other statutory bodies and professions;
• Recognizing the development potential of a specific property;
• Selecting sites for commercial residential and industrial development;
• Discussing with architects, engineers and designers to establish the design and development plans;
• Discussing with zoning officials and realtors to ensure the property is zoned properly;
• Employing contractors to carry out the development;
• Negotiating terms and costs with contractors;
• Employing real estate agents to manage the sale of the developed land;
• Any other requirements in line with the development and managing of the Group’s properties.

Job Requirement:-

• Degree in Building, Civil Engineering, Architecture, Planning, or Quantity Surveying.
• Minimum 5 years of working experience in the property development industry with at least 3 years in a similar capacity.
• Has strong knowledge of design development, construction management, contract administration, and budgeting.
• Well-versed in architectural, structural, mechanical, and electrical works.
• Knowledge in engineering design detailing and ability to make a quick decisions on contractual and site matters.
• Possess good interpersonal, problem-solving, and communications skills.
• Self-motivated person and able to work independently with integrity.
• Able to liaise with contractors, consultants, and authorities.
• Able to take on challenges and be competitive in problem-solving.
• Time, cost, quality, and safety-conscious.
• Computer literate.
