Responsibilities

Responsible for overall property maintenance and management of TLK Group of Companies.

Property Maintenance:

  • Conduct regular inspections to identify maintenance needs, potential hazards, or areas requiring repair.
  • Schedule and prioritize repairs to prevent small issues from becoming larger problems.
  • Implement preventive maintenance programs to reduce the likelihood of equipment failure and extend the life of building systems (e.g plumbing, electrical).
  • Ensure that preventive maintenance schedules are followed.
  • Troubleshoot and resolve any building maintenance issue that arise.
  • Ensure that the building complies with safety regulations, such as fire safety, electrical safety, and health and safety codes.
  • Liaise with external vendors, contractors, and service providers for specialized maintenance work.
  • Negotiate contracts, obtain quotes, and oversee the quality of work performed by contractors.
  • Develop and manage maintenance budgets, ensuring cost-effective use of resources.
  • Track and control maintenance costs, and ensure work is completed within budget.
  • Maintain an inventory of necessary tools, supplies, and replacement parts for building system.
  • Develop contingency plans for emergencies, including protocols for evacuation, system shutdowns, or quick repairs.
  • Prepare reports on maintenance activities, costs and equipment performance for management.

Property Management:

  • Advertise vacant properties for sales or lease through targeted marketing strategies, including online listings, social media, and local advertising channels. Engage professional property agents to source potential buyers or tenants as needed.
  • Conduct comprehensive market research to assess current trends and set competitive rental rates and property sale prices. This includes analysing local market conditions, comparing similar properties, and evaluating demand to ensure pricing aligns with market standards.
  • Meeting potential buyer and tenants, showing them the property and assessing their applications in accordance with law and regulations.
  • Negotiate property sales price and tenancy terms with potential buyers or tenants to achieve favourable conditions for both parties.
  • Draft, review, and renew tenancy agreements, ensuring compliance with legal and regulatory standards.
  • Ensure timely rent collection, track tenant payments, and handle late payments or delinquent accounts.
  • Manage tenant move-ins and move-outs, including inspections, cleaning, and preparing units for new tenants.
  • Liaise and coordinate matters concerning property maintenance and management matters amongst departments, relevant government authorities, tenants, contractors, suppliers etc.

Staff Management :

  • Manage and oversee property teams, including hiring, training, and performance evaluation.
  • Assign tasks and monitor progress, ensuring maintenance work is completed on time and meets quality standards.

Any other job functions as and when instructed by the Management.

Requirements :

  • Minimum Diploma in Building Maintenance / Real Estate Management or its equivalent.
  • At least 3 years proven track record in managing operations of Property Division.
  • Strong sense of responsibility and initiative.
  • Strong organizational and planning abilities, excellent analytical, problem solving and good decision making skills are essential.
  • Pleasant personality with good communication and coordination skill.
  • Good teamwork awareness.
  • Possess own transport and willing to travel outstation.
