職責：

  • 根據合約條件準備並提交損失和費用索賠。
  • 根據合約要求準備並提交臨時進度索賠。
  • 評估並準備進度付款證明。
  • 測量變更工程的數量並準備價格估算以及支援文件，並根據合約要求提交給客戶。
  • 準備並提交分包商變更請求。
  • 獲得 RSVO 批准後，向分包商發出現場指示。
  • 評估並準備分包商的變更訂單。
  • 審查招標文件中的合約條件。
  • 協助合約前和合約後管理，包括監控材料、施工成本、採購、現場評估、變更訂單、VO 工程的現場測量和最終帳目。
  • 協助可行性研究、專案評估和新專案設置的協調。


成本監控：

  • 從現場監控施工成本、VO 工程和最終帳目。
  • 根據BQ、專案規範、施工圖、材料總數量和工作計畫檢查所需專案材料的專案數量、交貨週期和使用時間。
  • 準備估算成本並建議投標數字以供批准。
  • 準備工作打包的實施預算。
  • 履行直接上級指派的任何其他職責。


場地評估與驗證：

  • 與客戶代表一起安排現場評估和臨時進度索賠驗證。
  • 與分包商、供應商和顧問一起安排現場評估和進度付款證書驗證。


採購和分包商管理：

  • 規劃和實施採購工作，為不同產業確定正確的策略。
  • 準備工作包裝的分包合約。
  • 必要時與分包商和專案經理進行協調。
  • 建立、管理和更新所有分包商和行業的資料庫。
  • 為潛在的分包商安排並進行招標面試。
  • 為成功的分包商準備並記錄任命書。
  • 為成功的分包商提供工程範圍。
  • 更新分包商名單並相應進行交易。
  • 識別潛在的分包商/供應商以獲得管理層批准。
  • 準備和更新招標委員會會議的採購時間表。
  • 管理和組織招標採購部門的專案項目。
  • 準備並保存分包商/供應商分析記錄。
  • 協助談判授予分包商/供應商的金額。
  • 協助專案經理準備獎勵信。
  • 請求報價並與分包商和供應商協商價格，然後準備價格比較以最終確定定價。


材料和設備管理：

  • 根據需求、實施、專案預算和工作計劃檢查專案 MES 的數量、交付和使用時間。
  • 準備材料需求表 (SMR) 以及機械和設備租賃申請表。


現場協調和報告：

  • 保留一份經 PM 批准在現場工作的普工名單。
  • 準備各種工資索賠。
  • 準備每日/每月的站點進度報告。
  • 參加專案會議和現場會議。
  • 參與招標過程。


一般職責：

  • 協助合約經理完成各項任務。
  • 履行直接上級指派的任何其他職責。


技能和資格：

  • 工料測量、施工管理或相關領域的學士學位。
  • 擁有豐富的工料測量師經驗，最好擔任高階職位。
  • 對建築合約、採購方法和成本管理有豐富的了解。
  • 出色的數字和分析能力。
  • 熟練使用相關軟體工具（如AutoCAD、Excel、專案管理軟體）。
  • 有效的溝通和談判技巧。
  • 能夠在壓力下工作並按時完成任務。
  • 相關專業認證（例如，RICS、CIOB）是有利的。
