Project Planning & Design Manager / Sr. Manager

Job Description:

• Oversee the entire design process, verify project plans, specifications, detailed drawings, and building finishes & materials adhere to the overall design concept, overall budget, and industry best practices, coordinate the visual design strategy with consultant team.
• Establish timelines and manage deadlines for design stage, to align with overall master program & milestone of all projects. Guide the team to control timeline throughout the respective project.
• Manage the design team by providing guidance to them on coordination with internal dept (eg. project team, sales & marketing team, cost & contract, etc) and external party (eg. consultant team, local council and relevant authorities, etc.) throughout the concept design, design brief, development design, design review & confirmation of design, to ensure development strategies and marketing & sales strategies are aligned with overall company objectives.
• Check the history of previous projects and follow up with consultants such as Planner, Project team to understand all parameters for the successful execution of the design drawing. Achieve the desired design and Inform Immediate Superior on changes that will have a material impact on the design. Coordinate with other departments to proceed with value engineering with the team if needed.
• Conceptualize and develop product in compliance with design intent and brief. Operationalize and implement a standard system for design delivery. Lead meetings and presentations to share ideas and concepts. Evaluate and review designs before they are presented to management and moving on to design development
• Ensure project plans align with authority planning regulations, design intent, project timelines, and overall budget. Responsible for navigating the approval process (authority submission).
• Manage the production of technical drawings and plans. Arrange sessions with the team for drawings review and checking for all architectural, C&S, M&E, etc. drawings to ensure quality of drawings, to create coordinated designs which can be used for tender stage and construction stage.
• Ensure adequate coordination of works, duties, responsibilities of architect & relevant consultants to ensure timely responses to submittals (eg. Material, method statement, shop drawings, etc.) and generally resolving all technical issues.
• Attend meetings (e.g. site meetings, project technical coordination, development coordination meeting, construction coordination meeting and specially called meetings etc.) as and when required.
• Provide support on Pre-delivery Inspection 2 (PDI 2) that is carried out on site.
• Responsible in the development and training of the design team. Support team to disrupt, improve and evolve ways of working when necessary.
• Prepare draft development proposal for new land to support preparation of land study and feasibility study.
• Undertake any other duties and responsibilities as may be assigned from time to time by the superior.

Minimum Job Requirements:

• Possess at least a Bachelor’s Degree in Architecture or equivalent.
• Minimum 10 Year(s) of working experience in the related field is required for this position.
• Strong knowledge of project planning & design. Basic knowledge of project management and local construction practices.
